Backflow & TMV

Backflow and TMV Device Testing and Installation in Brisbane and the Gold Coast.

Backflow Device

A backflow prevention device is designed to prevent cross contamination of potentially harmful polluted water (non-potable) from entering the drinking water (potable) supply.  In addition, Backflow devices require annual testing by a licenced Plumber trained in Backflow Prevention to ensure it’s in good working order. Testing of backflow prevention devices is a statutory requirement. In short, failing to carry out annual testing of your backflow device may lead to large fines from your local governing body.

Thermostatic Mixing Valve

A thermostatic mixing valve (TMV) is designed to blend hot water with cold water to ensure constant, safe water temperatures. This is especially important in locations such as schools, childcare centers and aged care facilities. Most importantly, TMV's require inspection and maintenance every 12 months and should be replaced at 5 yearly intervals.

What can go wrong if I don’t carry out testing?

Backflow Device
Failing to install or maintain a backflow device can lead to severe illness and in extreme instances even death. Cross contamination of polluted water can not only infiltrate your sites in to not only your sites water supply but the council mains is a distinct possibility if you are not installing and or maintain your backflow devices.

Thermostatic Mixing Valve
Failing to maintain or install a TMV can lead to wide spread cases of legionella, particularly in those more susceptible to fighting the disease i.e the elderly.  TMV ‘s control the temperature of water being delivered downstream of the TMV to ensure your water is not in the temperature range that promotes growth of the legionella bacteria. On top of this they act to prevent scolding and burns and when set correctly, will ensure your family members can’t be burned when using hot water.

"I received a Council notice about my Backflow Testing being due this year – what do I do?"

Council records indicate that a testable backflow prevention device is present on your property. At the beginning of the council year, councils are issuing a Backflow Testing Reminder Notice. No need to panic, you have until 31 December of that year to arrange for testing. In addition, we will be able to submit a form 9 to Brisbane City or Gold Coast Council.

'Why is Backflow Testing Important?'

A backflow prevention device is a valve that prevents potentially harmful polluted water from entering the drinking water supply. For example, if a drop of water pressure from anything from a burst water main or excessive demand during firefighting operations or even a pump connected to your plumbing system, and your backflow device is not working as it should, water could be drawn back into the main from private properties. It is imperative that you have annual backflow testing completed to prevent contamination.

Whilst this is not a common occurrence, it is a problem you need to avoid without fail!

'How often should I get my Backflow Device and TMV Valve Tested?'

Your Backflow Device and TMV Valve should be tested at least once annually.

Both devices must be inspected or tested by a person who is licenced to do the work. RTL has a team of Plumbers who are licenced and trained to perform Backflow and TMV Installation and Testing. It is a requirement under the Plumbing and Drainage Act 2002 that owners of installed testable backflow prevention devices must register the device with the Brisbane City or Gold Coast council.

RTL’s Team of Plumbers provide a complete and thorough backflow prevention service which includes inspection, testing and repairs. Subsequently, TMV Valves require replacement of thermostat and o-rings every 5 years, as well as inspection and maintenance at least every 12 months.

'Can I get the backflow device removed so I don’t have to do testing every year?'

Backflow prevention devices are installed where there is a risk of contaminants entering the water supply. Speak to one of our Plumbers who will be able to assess if there is still a requirement of the device. As long as the risk exists the device is required to be in place and operational.
