The main objective of a pre purchase electrical inspection is to provide you with detailed information on the condition of all electrical services. This could be in a residential home, or commercial premises you might be looking to purchase, or even lease.

A standard Building and Pest Inspection does not cover Electrical Inspections. The Electrical Inspection provides peace of mind and enables the potential home buyer to have a better understanding of the electrical condition of the property and any immediate or future costs to rectify any issues. 

What is involved in the pre-purchase Electrical Inspection?

  • Identifying any electrical hazards
  • Checking for unsheathed permanent wiring
  • Examination of the electrical switchboard
  • Check for and test safety switches
  • Visual examination of power points 
  • Visual examination of lighting
  • Checking for exposed wires
  • Evaluate whether or not there is sufficient electrical service
  • Check for outdated wiring systems
  • Check all hard-wired appliances
  • Determine whether the home includes any DIY wiring
  • Testing of smoke alarms and noting the locations of the alarms
  • Identifying and electrical items that do not abide by current Government Regulations or Australian Standards
  • Check all outdoor points such as lights, sheds, pool pumps, electric gates, to ensure they are protected by a safety switch
  • Suggest any power saving ideas and the potential costs involved
  • Check all air conditioners

The pre-purchase inspection report and further works

Once the electrical system inspection is carried out, we quickly and promptly provide you with a comprehensive and detailed report on the inspection that is easy to understand.
